CERTIFICATES 

All landlords are required by law to provide tenants with an Energy Performance Certificate (EPC) and an up-to-date Gas Safety Certificate.

An Energy Performance Certificate is a document showing the current energy rating of a property as well as suggested ways in which the energy rating could be improved. A Gas Safety Certificate shows the tenant appliances have been serviced and the property is gas safe.

As a landlord, you must have a gas safety check carried out by a Gas Safe registered engineer on all of your properties every year. However EPCs will be valid for 10 years.
