RENTING PROCESS
SECURING A PROPERTY
Once you have found the property you would like to rent, you will need to submit an application.
Each application that is submitted will be put forward to the Landlord for them to make an informed decision as to which application they would like to proceed with.
If the Landlord decides to proceed with your application, we will contact you to request a Holding Deposit equivalent to one weeks’ rent be paid to secure the property whilst referencing is carried out.
REFERENCING
Once the holding deposit has been paid we will check your suitability by conducting references. This will include a credit check, an employment reference, and a previous landlord’s reference. We will also confirm your right to live and work in the UK and seek proof of your identity and that of anyone living with you.
TENANCY AGREEMENT & DOCUMENTS
Once the references have been satisfied all tenants/guarantors will be emailed the tenancy agreement to sign electronically.
You will also be emailed a valid Energy Performance Certificate (EPC), a valid Electrical Installation Condition Report (EICR), a valid Gas Safety Certificate (if applicable) and a copy of the Governments 'How to Rent guide'.
Once everything has been signed please ensure you have paid the first months rent and deposit in full. You won't be allowed to move in until you have done so.
MOVE IN DAY
On the day you are due to move into your new home, please come to our office to collect the keys and remember to bring your Photo ID and any other documents you’ve been asked for, such as Right to Rent documents (England only)
At the same time as collecting your keys you will be supplied with an inventory report detailing the condition of the property and the meter readings. Your deposit will also be registered with a government-backed Tenancy Deposit Protection Scheme.
