RENTING PROCESS


SECURING A PROPERTY
Once you have found a property to let with Trueman Estates you will need to pay a holding deposit to take it off the market (this is the equivalent of one weeks rent).

REFERENCING
Once the holding deposit has been paid we will check your suitability by conducting references. This will include a credit check, an employment reference, and a previous landlord’s reference. We will also confirm your right to live and work in the UK and seek proof of your identity and that of anyone living with you.

MOVE IN DAY
On the day you are due to move into your new home, all tenants (and guarantors if applicable) are required to come into our office to collect the keys and complete all the relevant paperwork. 
Prior to the commencement of the tenancy and before you are able to collect your keys you will need to pay your first months rent and deposit as outlined overleaf (less the holding deposit already paid).
Rent thereafter will be due on the same day each month as the commencement date of your tenancy agreement, payable by standing order, unless otherwise agreed. 
At the same time as collecting your keys you will be supplied with an inventory detailing the condition of the property and the meter readings, a valid Energy Performance Certificate (EPC), an annual Gas Safety Certificate (if applicable) and a copy of the Governments 'How to Rent guide'. Your deposit will also be registered with a government-backed Tenancy Deposit Protection Scheme.
